Maine Eye Center, Lowell Street

CHA Architecture provided architectural services to convert this four-story, 24,000 SF mass masonry building into a state-of-the-art medical facility for Maine Eye Center. Built in the late 19th century as a shoe factory, the historic building’s frame limited the design flexibility; however, we successfully transformed each 6,000 SF floor to meet the needs of patients and staff.

Built over multiple phases while maintaining operations, the renovated facility houses administrative, billing and new patient services, including a renovated and enlarged optical shop. Pediatrics was renovated to increase the size of the waiting area and provide an additional exam room. Other accommodations include a new prosthetic lab and associated exam room, new compliant procedure space, and updated break rooms.

To embrace consistent branding across Maine Eye’s multiple locations, the new aesthetic developed at their Marginal Way location was overlaid throughout the facility. Further, per the request of Maine Eye, the revitalized facility was designed with clinics kept in their original locations. Coupled with clarified wayfinding, these recognizable features intuitively guide patients through the medical process, improving their experience.
